The My First Texas Home Program

The My First Texas Home program helps eligible first-time homebuyers and veterans purchase a primary residence. It offers a 30-year fixed-rate mortgage with down payment and closing cost assistance of 2% through 5% of the total mortgage loan amount.

The program is available across Texas and includes extra support, like a second loan with no interest and a three-year forgivable loan option.

Veterans and first-time buyers can also save more by combining this program with a Mortgage Credit Certificate (MCC).

Requirements for Eligibility

Must be a first-time homebuyer or not have owned a home as a primary residence within the past three years OR a veteran.

Debt-to-income ratio follows automated underwriting approval; manually underwritten government loans are limited to 45%.

Eligible properties: Single family units, single units in condominium developments and planned unit developments, duplexes (with exceptions).

Income must not exceed program's income limit guidelines.

Property purchase price must not exceed program's set limits.

Minimum credit score of 620 for FHA, VA, and USDA loans.

Minimum credit score of 620 for eligible conventional loans.

All borrowers must complete an approved homebuyer education course before closing.

My First Texas Home Program Loan Terms

The My First Texas Home Program offers loan terms designed to make homeownership more accessible and affordable for first-time buyers and veterans across Texas.

Assistance Amount: Up to 5% of the first lien mortgage amount

You can get financial help for your down payment and closing costs, up to 5% of your total mortgage, making it easier to buy a home.

Interest Rate: 0% on the second lien

The second lien on your home doesn’t charge any interest, so you can borrow extra money without paying more in interest.

Forgiveness Option: 3-year forgivable second lien available

If you meet the terms, the second lien could be forgiven after three years, meaning you won’t have to pay it back.

Loan Term: 30 years

You have 30 years to repay the mortgage, with steady monthly payments over that time.

Eligibility: First-time buyers, veterans, and targeted-area buyers
